APRIL MONTHLY SALES PRICES were less compared to LY in all but four counties. On a YTD basis, seven counties reported higher sales prices compared to last year. Wilson increased by 7.0% and Cheatham decreased by 8.1%.
Unit Sales in APRIL 2025 were less than last year in most counties. YTD, four counties reported unit sales higher than LY. On average, unit sales were below LY by 3.5%.
Inventory supply going into MAY ranged from 5.1 months supply in Montgomery, to 3.4 months in Wilson. On average, there was a supply of inventory of 4.4 months - not counting the Units Under Contract.
The number of Days on Market in APRIL 2025 YTD decreased by another 4.3 days in most counties.On average, homes were on the market 33.4 days during the month, down from 37.8 days in MARCH.
New Home Sales vs. Existing Sales for the last 12 months were highest in Maury at 35.2%, and lowest in Williamson with 16.1%. The average for all counties combined YTD was 24.8%.
