August 2025 Real Estate Market Update

SALES PRICES in AUGUST 2025 were better compared to LY in all but Cheatham & Robertson Counties. On a YTD basis, Davidson, Dickson, Maury, Montgomery, Robertson, Rutherford, Sumner, Williamson and Wilson reported prices higher than last year through August. Wilson increased by 6.1% YTD while Cheatham decreased by 1.4% YTD.
Unit Sales in August 2025 were less than last year in most counties. YTD Dickson, Maury, Robertson, Rutherford, and Sumner reported unit sales lower than LY. On average, unit sales were below LY by 2.7%.
Inventory supply going into September ranged from 4.8 months of supply in Cheatham to 3.0 months in Robertson. On average, there was an increase in supply of inventory to 3.88 months not counting the Units Under Contract.
The number of Days on Market in August 2025 YTD increased by 1.0 day in most counties. On average, homes were on market 31.4 days in August - up from 31.3 in July 2025
New Home Sales vs. Existing Sales for the last 12 months were highest in Rutherford at 25.5% and lowest in Williamson with 13.7%. The average for all counties combined YTD was 20.3%
