December 2025 Real Estate Market Update

December sales prices were higher than last year in nearly all counties, except Dickson, Maury, and Rutherford. On a year-to-date basis, every county showed price growth, led by Wilson County (+5.7%) and Robertson County (+1.0%).
Unit sales in December 2025 were lower than last year in most counties. Year-to-date, Dickson, Maury, Robertson, and Rutherford reported fewer unit sales than last year, while overall unit sales were up an average of 1.4% compared to LY.
Inventory going into January ranged from 3.8 months in Williamson to 5.1 months in Maury, averaging 4.4 months of supply (excluding units under contract).
Days on market in December 2025 increased by 3.0 days year-to-date in most counties. On average, homes were on the market 41.7 days, up from 38.7 days in November 2025.
Over the past 12 months, new home sales as a share of total sales were highest in Maury (15.1%) and lowest in Williamson (8.6%), with a YTD county average of 12.2%.
