SALES PRICES in JULY 2025 were better compared to LY in all but Davidson and Sumner Counties. On a YTD basis, Dickson, Maury, Montgomery, Robertson, Rutherford, Sumner and Wilson reported prices higher than last year through July. Wilson increased by 6.2% and Cheatham decreased by 1.8%.
Unit Sales in July 2025 were MORE than last year in most counties. YTD Dickson, Montgomery, Robertson, Rutherford, and Sumner reported unit sales lower than LY. On average, unit sales were below LY by 1.0%
Inventory supply going into August ranged from 4.4 months supply in Cheatham to 3.4 months in Williamson. On average, the supply of inventory was 3.8 months - not counting the Units Under Contract.t.
The number of Days on Market in JULY 2025 YTD decreased by 4.6 days in most counties. On average, homes were on the market 31.6 days during the month, up from 31.6 days in June.
New Home Sales vs. Existing Sales for the last 12 months were highest in Maury at 30.4%, and lowest in Williamson with 15.4%. The average for all counties combined YTD was 23.4%.
