JUNE SALES PRICES were better compared to LY in all but Sumner and Dickson Counties. On a YTD basis, Dickson, Maury, Montgomery, Robertson, Rutherford, Sumner and Wilson reported prices higher than last year through June. Wilson increased by 5.9% and Cheatham decreased by 4.0%.
Unit Sales in June 2025 were MORE than last year in most counties. YTD Cheatham, Williamson, and Wilson report unit sales higher than LY. On average, unit sales were better than Last Year by 3.7%
Inventory supply going into July ranged from 5.7 months supply in Cheatham to 3.2 months in Rutherford. On average, there was an increase in supply of inventory to 4.0 months - not counting the Units Under Contract.
The number of Days on Market in JUNE 2025 YTD decreased by 4.6 days in most counties. On average, homes were on the market 27.4 days during the month, down from 32.0 days in APRIL.
New Home Sales vs. Existing Sales for the last 12 months were highest in Maury at 32.8%, and lowest in Williamson with 16.3%. The average for all counties combined YTD was 24.5%.
