MAY MONTHLY SALES PRICES were better compared to LY in all but Sumner and Williamson Counties. On a YTD basis, all but Williamson, Robertson, & Cheatham reported higher sales prices compared to last year. Wilson increased by 7.7% and Cheatham decreased by 4.9%.

Unit Sales in May 2025 were less than last year in most counties. YTD, four counties reported unit sales higher than LY. On average, unit sales were below LY by 15.4%.

Inventory supply going into June ranged from 4.7 months supply in Cheatham to 3.2 months in Rutherford. On average, there was an increase in supply of inventory to 4.0 months - not counting the Units Under Contract.

The number of Days on Market in MAY 2025 YTD decreased by 1.4 days in most counties. On average, homes were on the market 32.2 days during the month, down from 33.6 days in APRIL.

New Home Sales vs. Existing Sales for the last 12 months were highest in Maury at 34.1%, and lowest in Williamson with 16.4%. The average for all counties combined YTD was 24.9%.
