Sales prices in September 2025 were higher than last year in all counties except Dickson and Wilson. Year-to-date, all counties saw price gains except Cheatham, which stayed flat. Maury led with a 6.2% increase.
Unit sales in September 2025 were higher than last year in most counties. Year-to-date, Dickson, Maury, Robertson, Rutherford, and Sumner saw declines, but overall sales were up 0.9% from last year.
Inventory going into October ranged from 4.8 months in Davidson to 3.2 months in Robertson. On average, supply rose to 3.9 months, excluding units under contract.
Days on Market in September 2025 increased slightly by 0.4 days year-to-date. Homes averaged 31.6 days on the market, up from 31.2 in August.
Over the past 12 months, new home sales made up the highest share in Rutherford at 23.1% and the lowest in Williamson at 12.2%. The year-to-date average across all counties was 18.0%.
